We will offer a fixed fee with no VAT applicable to provide the necessary designs and drawings to make a householder planning application on your behalf. We will modify and revise the design as many times as necessary to ensure you end up with the design you want at the fee we quote.

Our Building Regulations Drawing service provides enough information for any competent builder to provide an accurate price for the work and to go on and build the project. Fixed Fees for this service will depend on the size of the projects and will have no VAT applicable.

Interesting facts about Derwenthorpe

Derwenthorpe is a housing development located approximately 2 miles (3.2 km) east of York city center. Let’s explore its history and architectural highlights:

1. Origins and Name:
   • Derwenthorpe was inspired by the New Earswick community in York, developed by Joseph Rowntree for workers a century earlier¹.
   • The name “Derwenthorpe” pays homage to the Derwent Valley Light Railway that once ran through the site².
2. Sustainable Design and Awards:
   • All homes in Derwenthorpe meet or exceed the Code for Sustainable Homes level 4 standard.
   • Features like Mechanical Ventilation with Heat Recovery (MVHR) reduce energy consumption.
   • A district heating biomass furnace system provides hot water and central heating from the “Super Sustainable Centre” on-site.
   • The development has received awards for design and build excellence²³.
3. Transport and Legacy:
   • Between 1913 and 1926, Osbaldwick (near Derwenthorpe) had a station on the Derwent Valley Light Railway.
   • Although the railway line closed, Sustrans National Cycle Route 66 now runs along the former track bed, intersecting Derwenthorpe.
   • The site is served by the Number 6 bus, with plans for zero-emission electric buses in the future
